NOTICE OF PUBLIC HEARING Notice is hereby given that the Grass Valley Planning Commission will hold a public hearing on Tuesday, February 19, 2019, at 7:00 p.m., or as soon thereafter as this matter can be heard, in the Council Chambers at Grass Valley City Hall, 125 East Main Street, Grass Valley, California, for the following project: Variance Condition of Approval Amendment (19PLN-03) for property located at 529 Linden Avenue in the Single Residential (R-1) Zone (APN: 008-300-023). The applicant requests removal of Variance Conditions of Approval No. 3 and 7 imposed in 1996. Removal of the conditions will allow the garage to be used as an Accessory Dwelling Unit and that parking need not be provided within the building respectively. Environmental Determination: Categorical Exemption. Tentative Subdivision Map Amendment (19PLN-02) for the Timberwood Estates (formally Makiah Wood) Subdivision located at 10639 Brunswick Road in the Medium Density Residential (R-2A) Zone (APN: 35-480-039). The Tentative Subdivision Map Amendment provides a secondary access from the Timberwood Estates Subdivision to Plaza Drive. Environmental Determination: A Mitigated Negative Declaration was previously adopted for the Timberwood Estates Subdivision. Information on this proposal is available at the Community Development Department, Planning Division at Grass Valley City Hall during normal business hours. The Planning Commission will consider all statements and testimony at the public hearings for and against this proposal. After considering all written and verbal testimony, the Planning Commission shall take whatever final action is determined necessary and appropriate. Any public hearing may be continued to a later date. If you challenge the Planning Commission's action on appeal to the City Council or in court, you may be limited to raising only those issues you or someone else has raised at the public hearings for the particular project described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the public hearing.
