NOTICE OF PUBLIC HEARING BY THE NEVADA CITY PLANNING COMMISSION TO CONSIDER AN APPLICATION BY SCOTT RICE FOR A TENTATIVE MAP FOR A 2-LOT RESIDENTIAL PARCEL MAP AT 384 RAILROAD AVENUE, NEVADA CITY, CA NOTICE IS HEREBY GIVEN that on Thursday, January 21, 2021 at 1:30 p.m. the Nevada City Planning Commission will hold a public hearing at City Hall, 317 Broad Street, Nevada City, California to consider a Tentative Parcel Map for a two-way property split at 384 Railroad Avenue. The property is developed with a single-family residence which will remain on Parcel 1. Parcel 2 has remnants of an old driveway, but is otherwise undeveloped. Resulting parcel sizes will be 23,002 square feet for Parcel 1 and 14,556 square feet for Parcel 2. The property is within a base zoning district of Single-Family Residential (R1). The residences will be served by NID water and Nevada City sewer. Staff is recommending that the Planning Commission find the project exempt from environmental review pursuant to §15332 of the California Environmental Quality Act (CEQA) guidelines, which exempts those projects considered to be "in-fill" development and exempt pursuant to §15315 as an urbanized parcel, zoned for residential use, and with an average slope of less than 20%, with a proposal of fewer than five parcels, and whereby access and services are available. NOTICE IS FURTHER GIVEN that written comments may be filed with the City Planner during regular working hours at City Hall prior to said hearing.
